Hard money often does not require an Appraisal, Hard Money can generally close in as soon as 7 to 10 days depending on the transaction, more difficult transaction upwards of 14 to 21 days. Hard money can be priced as low as 8% with 4 to 5 points, upwards of 15% with 10 points, this all depends on the complexity and the risk associated with the type of property and the realistic exit plan.
